Subletting

Please take a moment to read the following if you are interested in subletting your unit.

If you are considering subletting your space, discuss it with your current roommates. They might also have a friend who is interested in the space. And it's a good idea to see if sublet tenants are compatible with the other occupants.

Advertising. You may advertise your unit in the Sublet Directory at Campus Realty free-of-charge. The directory is provided to assist sublet-seekers in finding a place to live. Stop by the office to fill out a form if you would like to be listed in the directory. Some tenants also hang flyers or advertise in other publications. Be pro-active.

Application and Sublease. You may download the sublease and sublet application from our web site.

Campus Realty must be made aware of any sublet tenants. Therefore, a copy of the completed sublease and sublet application must be filed with the Campus Realty office. Sublet tenants not on file with Campus Realty will not have access to lockout service, account services, etc. Also, a rent check from someone not on file may mean that the account is not properly credited.

If you are a tenant considering subletting your space, or if you are looking for space to sublet from another student, it would be a sound idea for you to check with an attorney to make certain that you fully understand the process and the agreements you are making. Another excellent resource is the U of M Off-Campus Housing web site.

Security Deposit. Tenants are encouraged to collect a security deposit from their sublet tenants. The sublet tenant will pay the security deposit directly to the tenant. The tenant is responsible for refunding it to the sublet tenant at the end of the sublease.

Rent. The tenant negotiates rent amount with the sublet tenant. The sublet tenant pays rent to Campus Realty each month, where it is credited to the tenant's account. The tenant should inform the sublet tenant that sublet tenant's first rental payment is due upon signing the sublease at Campus Realty.

Tenants may leave post-dated checks at the office to cover their portion of rent, if any.

Utilities. The tenant should inform the sublet tenant about which utilities they are responsible for paying (heat, water, and/or electric). The tenant should NOT shut any utilities off. Instead, the tenant should call the utility company to request a meter reading on his/her account. The sublet tenant is responsible for any utility charges from that point forward.

Furniture. The tenant should inform the sublet tenant that the unit is furnished AS IS. Campus Realty does not have the capacity to add, remove, or replace furniture for sublets.

Parking is NOT automatically included in the sublease. The tenant may negotiate parking with the sublet tenant. Be sure to give the original parking sticker to the sublet tenant if parking is agreed upon. Remember: duplicate stickers are not distributed... and towing for vehicles without stickers is strictly enforced.

Keys. The tenant should make arrangements to get keys to the sublet tenant. The sublet tenant must sign the keys back in at Campus Realty's office at the end of the sublease. Otherwise tenants will be charged for lost keys.

Inventory Checklists are available from the off-campus Housing Office at the Student Activities Building if the tenant wants to perform an inspection of the unit with the sublet tenant. Campus Realty does not perform inspections for sublets. The sublet tenant should complete his/her own inventory checklist when he/she takes possession of the apartment.

The tenant should make the sublet tenant fully aware of lease provisions. It is a good idea to give the sublet tenant a copy of the Rules and Regulations governing use of the premises, including no pets, not going onto the roofs, etc. The complete list of Rules and Regulations from the lease is available for download (50K PDF).

Condition of the Unit. Occupants are responsible for returning the unit in good condition at the end of the tenant's lease in August. Failure to do so will result in charges to the tenant's account.

REMEMBER! Regardless of the terms of any sublease, the Primary Tenant is responsible for fulfilling all lease obligations!
